Our office is open Monday through Friday, from 10 a.m. to 7 p.m.; Saturday from 10 a.m. to 6 p.m.; and Sunday from 12 p.m. to 5 p.m. Residents can also access the resident portal 24/7 to make monthly payments and submit maintenance requests.
We believe that living in luxury at our student apartments near UMN should be affordable. For residents’ convenience, monthly installment payments include free high-speed community Wi-Fi and 24-hour access to the business center with free printing; fitness center with a yoga studio; and a game room with popular games and Plasma TV. We also provide 24/7 on-call maintenance.
Living at The Quad on Delaware gives residents the freedoms associated with UMN off campus housing and the convenience of living just minutes away from campus. To get to the University of Minnesota Twin Cities campus from our student community: first, head northeast toward Delaware St SE; second, turn left at the first cross street onto Delaware Street SE; third, turn right onto SE Huron Boulevard; and last, use the left two lanes to turn left onto University Avenue SE (campus will be to your left). An individual housing contract is a per-bed agreement. With this type of housing contract, residents rent private bedrooms — or “by the bed” — in their apartments and share common areas with roommates, as they would with a traditional housing contract. With individual housing contracts, a resident only has to worry about his or her monthly payment, as residents are not held liable for their roommates’ payments.

Ensuring you have clean clothes is easy when you live at The Quad on Delaware. Each of our units is equipped with an upgraded full-size washer and dryer for the utmost convenience to residents.
Yes. The maintenance staff is available during regular office hours. We also offer residents 24-hour emergency maintenance services. To request maintenance, either call the office during business hours or request service through our resident portal any time, day or night.
No, you do not. The goal of our community is to provide an exceptional living environment to students that helps them succeed in school, extra curricular activities, and all other aspects of college life. Residents can submit monthly installment payments by check in the leasing office during normal business hours or place their check in our dropbox after hours. Residents are also able to pay 24/7 through our online resident portal.
Apply to live at The Quad on Delaware by filling out an online application. Complete and submit the application, your guarantor’s application (if applicable), and your preferences for the type of floor plan you would like as well as any requests for shared units with roommates. If you wish to visit us in person, you may also fill out an application on our site.
